| EnviroDevelopment launched in Western Australia | |
In a further sign of the extent of industry support for the concept, EnviroDevelopment was launched in Western Australia on 21st September 2009. The launch followed a comprehensive trial process involving two exemplary projects and coincided with the release of EnviroDevelopment Technical Standards for Western Australia.
Cygnia Cove (Richard Noble & Company) and Capricorn Village (Capricorn Village Joint Venture) received certification for the ecosystems and community elements of EnviroDevelopment, and both projects signalled their intention to pursue certification for other elements of EnviroDevelopment following the launch.
Both UDIA (WA) (then) President Warwick Hemsley and UDIA (Qld) President Warren Harris welcomed the launch of EnviroDevelopment in Western Australia and acknowledged the industry’s enthusiasm for the concept.
UDIA (WA) (then) President Warwick Hemsley said that the roll out of EnviroDevelopment nationally was a positive step toward recognising developers that go above and beyond when it comes to sustainability.
“Buyers will be able to make an informed choice about the type of development they want to live in – whether that be saving more water, reducing energy consumption, or moving into a development that prides itself on community development,” Mr Hemsley said.
“WA developers are already implementing new initiatives to ensure their developments are more sustainable for the future and EnviroDevelopment gives much deserved recognition to these cutting edge projects.”

Developed by Capricorn Village Joint Venture over the next 10-15 years, Capricorn Village is part of the largest single parcel of urban land in metropolitan Australia and upon completion will support a beachside community of 8,000 people. The development incorporates a village centre, extensive education facilities and a hotel/resort.
The vision for Capricorn Village is to capture a distinctive lifestyle experience within the coastal setting. Capricorn is structured around a village centre and five neighbourhood precincts. A range of residential densities will provide housing diversity, including extensive cottage lots and rear lanes. Design guidelines will encourage homes that celebrate the coastal location with verandahs, high ceilings, natural ventilation and other elements of passive solar design.
The street network places emphasis on pedestrian movement and will provide for strong linkages east/west from the beach to the future town centre and Yanchep National Park and north/south between Capricorn and Yanchep. Over sixty hectares of the site has been set aside as conservation area and open space, with a network of open spaces providing a range of recreational opportunities and creating a vibrant and robust public realm.

Located adjacent to the Canning River, 8km southeast of Perth, Cygnia Cove is a small development of approximately 180 homesites. Developed by Richard Nobel and Company, the project includes the dedication of 30% of the site as parkland, including an expanded foreshore reserve, wetlands and landscape parks. Cygnia Cove is designed to ensure that natural and cultural assets are protected and retained through site responsive design.
A Heritage Walk Trail with interpretive signage highlighting aspects of both the natural and cultural heritage of the site will be constructed throughout the parkland areas. A Bush Tucker garden comprising native plant species used as medicine and food by the local Noongar community will also be incorporated into the Trail. Following extensive consultation with the Swan River Trust, a wetland has been designed for the purposes of Black Swan (Cygnus atratus) breeding habitat. This wetland, located adjacent to the foreshore reserve, will link the portion of the existing wetland that is being retained with the Canning River.
