Directory of Western Australia EnviroDevelopment Projects

Two developments have now been certified as EnviroDevelopments.

These developments include:

- Ellenbrook - Malvern Springs (LWP)
- Shorehaven at Alkimos (PEET)
- Cygnia Cove (Richard Noble)
- Capricorn Village (Capricorn Village JV)

ELLENBROOK - MALVERN SPRINGS (LWP)

Malvern Springs is the sixth village to be developed at Ellenbrook. It is a development extending over 182 hectares with approximately 2,000 dwellings housing over 5,800 residents. Malvern Springs was conceived as a healthy place to live, work and play.

The design for Malvern Springs reflects the natural contours of the land and the retention of wetland and bushland areas. Seeds of local flora were harvested and are used for landscaping public open spaces and the residents’ front gardens.

Malvern Springs aims to deliver both environmental and social sustainability through the creation of a multi layered community. The diverse range of housing accommodates varying needs and ensures that people can remain in their communities through every stage of their lives. An extensive network of walk and cycle trails is also provided.

SHOREHAVEN AT ALKIMOS (PEET)

Shorehaven at Alkimos has been master planned by Peet Limited to offer affordable beachside living for more than 3,000 households. The community, launched by Western Australia’s Treasurer in November 2009, is the first to be developed in the new Alkimos-Eglinton area of Perth, some nine kilometres north of Mindarie. As the flagship of Peet Limited’s communities across Australia, Shorehaven will lead both residential development in the Alkimos area and standards in water conservation.

The coastal environment and water conservation are central to Peet’s vision for the 243-hectare community, which is set across three precincts that will be linked by a network of paths and bikeways that lead residents to a future thriving coastal village centre.

All public spaces at Shorehaven have been designed to maximise water efficiency, with a range of drought resistant plants from Perth’s coastal plain to be planted. Storm water will be reused extensively on open spaces and expansive grassed areas will be kept to a minimum. Additionally, homebuyers will receive a “sustainability package”, including a 2,500-litre rainwater tank, a landscaping package with drought-tolerant plant options and low-water irrigation system, as well as a compost bin to encourage sustainable living.

CYGNIA COVE

Cygnia Cove is a riverside residential subdivision 9km south of the Perth CBD, comprising 180 single lots and five townhouse or unit sites over an 18 hectare area. Cygnia Cove, 10 years in the planning, has achieved a development design which rehabilitates a degraded site, protects and enhances the Canning River Foreshore, creates a healthy and sustainable ecosystem, and provides for a vibrant, cohesive and sustainable community.

The development will transform degraded land on the Canning River into a significant wetland environment and provide a permanent water source for the river and enable a feeding and breeding habitat for the Black Swan. The wetland areas, along with landscaped parklands and an expanded foreshore reserve, make up more than 5 hectares - almost a third of the site.

Cygnia Cove will feature a Heritage Walk Trail portraying the rich and varied history of the site
including a unique interpretive Bush Tucker garden with native plant species. Extensive consultation with the Aboriginal and wider community has contributed to the development of the Trail and also helped shape plans for the new community.

CAPRICORN VILLAGE

Capricorn at Yanchep is a beachside community north of Perth, covering an area of 220 hectares, which will house 8,000 people in 3000 dwellings and will be developed over a 10-15 year period.

Sixty hectares is set aside in conservation areas and open space, which will contribute to the retention of the existing land form, topography and vegetation, as well as a series of parklands for active and passive recreation. The conservation open space will be accessible to people via a succession of walking trails, lookouts and rest areas.

At Capricorn an emphasis has been placed on sustainable building design guidelines, environmental management and on community development. Support of a growing and sustainable community is provided through initiatives including a local internet portal, a community meeting house and enterprise centre, support of community through a grants programme and community events, such as the annual festival, to celebrate the unique lifestyle of the local community.
