Capricorn Blue is an 18 unit complex, set on 4600 sq m in Yeppoon on Queensland’s Capricorn Coast. Aimed primarily at the holiday market, the complex includes four three-bedroom ground floor apartments and 14 two-storey, two bedroom villas.
The apartments showcase a range of design features and fittings to maximise water and energy efficiency. All units have a north or north-east orientation and were constructed using passive design, which incorporates protection from the western sun and are designed to optimize prevailing summer breezes. The resort is also within easy walking distance to nearby services, facilities and beaches, linked by a series of paths and landscaped walkways.
Energy efficiency measures are incorporated into the development design including energy efficient lighting, solar hot water, passive solar design and energy efficient appliances. Native landscaping and a self-sufficient irrigation system, in addition to water efficient fixtures and fittings has ensured significant reduction in potable water usage for the development.
Capricorn Blue is the only medium density development to be assessed and endorsed by the Sustainable Homes panel.
The focus of the development has been to work toward achieving triple bottom line outcomes by creating homes that offer higher levels of living comfort, at a lower cost, while leaving a smaller ecological footprint.

| THE BOULEVARDS - REDLAND BAY | |
The Boulevards Redland Bay is the flagship development of the Leisure Life brand. Leisure Life gives active adults over 55 years various flexible housing options (including houses, courtyard homes and apartments) in open, integrated communities. With services and features designed to give you more time and more leisure options, Leisure Life gives residents the opportunity to do the things they’ve always wanted.
Leisure Life will offer residents a mixed-use development incorporating retail and commercial areas, and desirable facilities such as a wellness centre, library, activity stations, safe walking paths, indoor and outdoor pools, spaces for community groups to meet and a pleasant town square to enjoy the outdoors. The Boulevards is integrated into the existing Redland Bay community where the retail and commercial services will be available to members of the local public.
The landscape is intended to provide the feel of a botanic garden, where an eclectic mix of indigenous and exotic plant species provides a peaceful and colourful haven with restful open spaces and shady streetscapes. A defining component of the landscape design is the emphasis on open space, built areas for social interaction and bore water irrigation. Much thought was also put into layout of the master plan to ensure sensitive ecosystems were conserved.
Petrac is committed to pursuing innovative methods and engaging industry specialists to ensure developments respect the environmental integrity of the natural surrounds. Consultation and collaboration with community and environmental groups is an integral part of the planning process.

The golf course plan also ensures that the irrigation water will run off back into the water table and into the lakes.
Pacific Harbour has won numerous national and state awards for their efforts to create a development that preserves and protects for future generations. The golf course development was named Champion Project in Sustainable Developments by the Urban Development Institute of Australia (UDIA).
